Silbury Boulevard is a Private Rental Scheme (PRS) including 139nr new build apartments over seven floors together with two levels of basement car parking, commercial units and extensive outside public terrace areas. This project is being developed by High Street Residential and is their first project on behalf of the End User, Grainger PLC (one of the UK’s largest professional landlords).
Elliott Associates are undertaking the Employer’s Agent and Quantity Surveying roles. As part of our pre-contract service we ensured that the requirements contained within the Development Agreement were back to back and transparent with the build contract. The Contractor’s specification was tweaked in order to comply with the End Users strict specification requirements. During the course of the works, the team considered future proofing the building by changing the external cladding material in anticipation of Building Regulation changes following the Hackitt Review. While there was no legal obligation to do so, the team considered the change must be, implemented from a moral point of view.
The delivery team was able to agree changes to the external cladding material, agree a Non-Material Amendment within the existing cost, and time constraints to the total satisfaction of all Parties. The project is advancing well. The End User required Elliott Associates on behalf of Grainger PLC to ensure the best possible value negotiated a number of specification changes to suit their changing requirements and these changes.
